Highly recommended! Landlord is very nice and friendly. Reasonable and when you ask if late waive can be waived she understands that people is having a tougher time. Rented the place for 5 years never had problems with plumbing or any issues that the landlord will ignore. Reading the reviews in January 2019 I was surprised I never had any issues with the landlord. Tenants has to understand landlord by law can show the unit when they are moving out as long as 24 hrs notification is given. Landlord charge me accordingly (cleaning, patching holes, carpet shampoo/steam) which is fair.

When I heard about the reviews on January 2019 of previous tenants, I was thinking that I need to say something on behalf of the landlord. I just want to inform the prospective tenants that the landlord of this unit is very kind, nice, understanding, fair, good Catholic & never once intrude with us. I renting her other unit @ Rancho Santa Margarita for almost 15 years and my husband and I are still her tenants. I understand when she start to increase the rent bc the rent is way below fair market value. She told me about her struggle with the HOA of this unit and she also sue the HOA & HOA negotiate with her. It’s been 4 years then she finally had enough after the HOA charged her of “special assessment” fee. I heard about this previous tenant, all I can say is she has vendetta against the landlord bc she was not rehire, she tried hard to convince the landlord and she told her she cried and it’s was a misunderstanding between her & her fiancé at that time about her fiancé asking for $500 credit towards their rent for November 2018. This tenant for what the landlord told me never told her that she is loosing time or hours @ work when dealing w/ HOA’s demand for entry & get building permits etc. People are vindictive like this previous tenant who wrote this horrible reviews on January 2019 which is inaccurate & she seems RACIST as well by her stating that the landlord has “poor communication.” Landlords have the RIGHT to show units as long as tenants were given 24 hours notifications. As I said, we are still her tenants and never once she intrude and she always make sure that she notify us more than 24 hours if she needs to enter our unit.

Here is the profile of my best landlord ever, who I've had for 7 years now: and counting my landlord she's extremely kind and courteous to me, my family, the neighbors, everyone. Entirely reasonable on repairs and what she expects from me. Makes me banana muffins and baked goods just a very nice person.She is a landlord who is well organized has never lost my rent money or misplaced any of our contracts or rental records and receipts. She shows initiative makes me feel like that’s the key to a hassle-free relationship. Timely maintenance is one of the great good qualities, her speedy maintenance is a priority with that she keeps her words and never breaks promises. No tenant likes it when their landlord is condescending, rude, or judgmental. Nope not my landlord here cultivate an atmosphere of respect by acting with complete professionalism, keeping her distance, and being kind and honest. I know I can trust her because she trust me to do things like paying the rent on time without being pestered excessively and very capable of completing important tasks and staying on top of assignments. As Tenants We hate to be left in the dark more than anything. My landlord is good proprietor she has mastered the art of communication. She has always answered my questions quickly, address concerns thoroughly, and inform me of important dates and maintenance work being performed. She always keeps me in the loop and makes it easier for me to establish a good relationship with her as my landlord. She’s very understanding and flexible. One thing I love is her Solid presence at all times very reliable. She Keeps to herself mostly, and only intervene if there’s a pressing problem or when I ask her to get involved. Lol based on my timeline of living in her several rental units , She has Showed me and my family compassion she has a big heart who sees the importance of maintaining strong landlord-tenant relations. Right now living in her property I know that I have no plans to leave. I could easily be there another 10-20 years. She is the only landlord who rents her property that reached out and contacted us two weeks to a month after we moved in and asked if everyone is doing okay. Her driven compassion makes her a great landlord she also very knowledgeable about the landlord/tenant laws and In addition to the Fair Housing Laws. Very smart nurse who will go above and beyond for her tenant. I'm sure better landlords exist, but I feel it is unlikely I would ever find a better one.,
