This is a fantastic unit, in a fantastic location. Unfortunately the landlord is difficult to work with often responding one way in writing and completely different in person that contradict what has been written. If you decide to live here be aware of this, document everything in writing and with photos. Some instances are passive aggressive, which I have written proof of, which makes for a very uncomfortable living arrangement.

This is a great place to live. Great bike friendly environment and easy access to everything. Unfortunately, the live-in landlord comes with the house. He lists this place as a duplex but uses it as a triplex in which he lives in the 3rd story. He will give you this long story about how you can "share" the space. He's talking about the 2nd and 3rd floor and that he will decrease the rent if he lives on the 3rd floor and you live on the 2nd. Both places have private access. The reason for this is because he illegally uses it as a triplex and then has you, the tenant, pay for electricity and gas for both units. He'll further explain that he is rarely there and always traveling and that his carbon footprint is minimal (left for 6 weeks and my electricity during the summer was $168). He is ALWAYS around. He comes off as a down to earth, easy-going, flexible person. A few months into the lease you start to "notice" odd behaviors from him. He tends to "creep" around and is somehow always listening and approaching you at unusual times in the entryway and the basement. He's "inspected" laundry on several occasions and when confronted he states he was just "helping" out by placing it in the dryer. He does a lot of unusual pacing at night and solo conversations. After a while it did not feel like a safe place and in fact when talking to previous tenants much of these events happened to them as well. He can be very contradicting in what he tells you in person and then what he texts/emails you and when asked he denies everything.

If you decide to get past this and re-sign a lease (which we did) he will only let you re-sign if you agree to a substantial rent increase. We started at $1250 and upon re-signing our new lease was $1375. If you are skeptical and ask why, he will remind you that he is giving you a great deal and could easily rent it out for more. We hesitated and then finally agreed to sign and because of that there was an additional $20 increase.

When inspected by the city for not have legal rental licenses he boarded up his place and laid out boxes everywhere and somehow convinced the city that it was just his "storage" area.

If you value honesty, personal and private space, a place to feel safe and not harassed, then this place might not be for you.
